Commercial mold assessment in Northeast Florida typically runs from about $700 for a small office or retail suite to $2,200 for a mid-size multi-tenant building, with large warehouse and industrial facilities running $2,600 and up. The price is set by three things: the square footage being assessed, the number of HVAC zones or separate areas involved, and the number of air and surface samples the situation requires. This article breaks down how a commercial assessment quote is actually built, what gets itemized separately, what post-remediation clearance testing costs, and the questions worth asking any assessor before you hire one.
The short answer
Small suites sit at the bottom of that range. Mid-size and multi-tenant buildings sit in the middle. Warehouses and large facilities run higher, sometimes well past $2,600.
That spread is wide because "commercial building" covers a 2,800 square foot dental suite and a 60,000 square foot distribution center, and those are not the same day of work. What follows is how the number is actually built, so you can tell whether a quote you've been handed is reasonable — including one that isn't ours.
If someone quotes you a price before asking how big the building is, they are guessing.
What moves the price
Everything else is a detail. If you can answer these, you can get a real quote over the phone.
What jobs actually run
These are complete, scoped numbers — the site visit, the survey, the samples, the lab work, and the written report. Not a starting price that grows later.
Very large or unusually complex facilities are quoted individually rather than squeezed into a band. Our commercial job minimum is $500.
A worked example
Three HVAC zones. Tenant complaints on the second floor, staining found above a ceiling tile near an air handler, no one sure whether it's isolated.
Nine samples: one air sample per zone, an outdoor control for comparison, several more in the affected area and the space next to it, and two surface swabs of the visible staining.
All in: $1,605. That covers the site visit, the full moisture and visual survey, all nine samples with accredited lab analysis, and the written report.

Clearance is different
Clearance is a narrower job than an assessment — the problem is already defined, and the question is whether the remediation worked. So it's priced so a contractor can build it into a bid without calling first.
Site visit, visual verification of the remediated area, moisture confirmation, and the written clearance report with a stated pass or fail.
One air sample per containment or zone, plus an outdoor control, plus surface swabs where residue remains.
A single-containment commercial clearance usually runs two to four samples. Multi-zone projects scale from there.
Reading a cheap quote
You will find quotes well under these figures, and sometimes there's a good reason. More often there's one of these.
The cheapest assessment is the one you pay for twice.
