What's Included In Every Inspection
Every commercial mold assessment includes a thorough visual inspection of accessible areas, identification of moisture sources and conditions contributing to mold growth, evaluation of affected building materials and systems, environmental air and surface sampling when appropriate, and a written report documenting all findings with photographs.
Sampling is performed when it adds value to the assessment; not automatically on every job. We'll tell you upfront whether sampling is warranted for your situation.
The Mold Remediation Protocol — What It Is and Why It Matters
When our assessment identifies mold growth requiring remediation, we provide a written Mold Remediation Protocol (MRP) as part of our service. This is not an optional add-on — it's a required document under Florida law for any remediation project involving 10 or more contiguous square feet of mold growth.
The MRP defines the scope of remediation work, specifies containment requirements, identifies materials to be removed, and outlines the standards the remediation contractor must meet. It's the document your remediation contractor works from — and having it prepared by an independent licensed assessor protects you from scope creep, unnecessary work, and disputes after the job is done.
If you've been quoted remediation work without anyone mentioning a remediation protocol, that's worth asking about.
Post-Remediation Verification
Once remediation is complete, we can return to perform independent post-remediation verification — documenting observable conditions after the work is done and confirming the remediation was performed in accordance with the protocol. This provides a clean paper trail for your records, your insurer, or your tenants.
